Georgian Townhouse Rooms

Brooks Guesthouse occupies two interconnected Victorian houses with a beige sandstone facade. All 22 rooms mix antique and modern furniture, with pocket-sprung mattresses, flat-screen TVs, and free Wi-Fi. Bathrooms feature Hansgrohe showers, travertine tiles, and Geneva Guild toiletries. Superior rooms include four-poster king beds and space for families. Heating controls allow temperature adjustment.

Award-Winning Breakfast

The breakfast room serves locally sourced dishes like full English, smoked salmon with scrambled eggs, Eggs Benedict, and homemade granola. Chefs prepare meals in front of guests. An honesty bar offers beers, wines, and snacks. Afternoon tea is available with advance booking.

Guest Lounge & Honesty Bar

The lounge has an open log fire, magazines, and tourist information. The honesty bar stocks reasonably priced drinks and light snacks. Secure bike storage is available for cyclists. The property operates as a cashless business.

Central Bath Location

The guesthouse is 350 meters from the Royal Crescent and a 7-minute walk from the Roman Baths. Royal Victoria Park is a 5-minute walk away. Charlotte Street Car Park (pay-and-display) is a 5-minute walk. Bath Spa train station is 1.5 km away. Buses from Park and Ride sites run every 15 minutes.

Eco-Friendly Policies

The guesthouse encourages sustainable travel via public transport and bike storage. Rooms have thermostatic radiator valves. Reception is open daily (8 AM-8 PM, extended to 9 PM on Fridays). A two-night minimum stay applies on weekends. Group events like stag parties require prior approval.

“This family-owned establishment stands out for its personalized service, creating a welcoming atmosphere. The location is superb, a short walk from both Royal Victoria Park and the city's historic center, and the award-winning breakfasts, featuring locally sourced ingredients, are a definite highlight, in my opinion.”

lovely stay

friendly staff comfortable bed good size room
the staff was very friendly and helpful. the bed was very comfortable (i slept like a baby!), and the room was a good size. it was only a 10 to 15 minute walk into town, but away from the buzz, so the room was nice and quiet.

small room size inconsistent pressure
The room size proved smaller than I anticipated. I also noticed the walls needed some paint. The shower offered inconsistent water pressure, a real frustration after a long day. finding parking nearby was a challenge. I had to walk a considerable distance with my luggage.
